Our Process for Delivering Architectural Planning Services

At Armstrong Simmonds Architects, we take a comprehensive approach to delivering our design solutions. The stages of our collaboration will vary depending on the services you select, but the general process typically includes the following steps:

Initial consultation

To establish your design sensibilities, we will arrange a meeting either in-person or via zoom to define your vision and assess the potential of your property. If your proposal has particular challenges crucial to achieving planning permission, a planning consultant can be instructed to assess design viability.

Concept Design

Following the briefing stage, we provide preliminary design options for your approval. Once a design option has been agreed upon, the concept design can be further refined according to your needs and the relevant planning constraints prior to submission.

3D visualisation

To help visualise the proposals, we can produce 3D models to provide realistic spatial representations of the designed spaces. These models can also be used to better convey the project aspirations to the council’s case officer.

Planning Submission

Once drawings are approved and relevant documents are finalised, we will submit to the Local Council on your behalf. After submission, we will liaise with the assigned case officer to monitor the progress of the application.

We are glad we found Armstrong Simmonds Architects to help us on our first project. We had bought a run-down terraced house near Clapham Common with the goal of extending and refurbing to increase value. John initially impressed us by first listening carefully to what we wanted to do, then showing us creative ways to achieve the results and finish we were looking for.

Safe to say we certainly have managed that and both John and Alan have been instrumental in doing so. The guidance and consideration at every step have exceeded our expectations and Alan’s attention to detail during the build has been critical for the high standards we have set for this project.

They have provided us with a service which reflects every stage of the design and build. Starting with the initial drawings, schedule of works, tendering and interior design. We also employed ASA for Contract Administration to be the key middle-man between us and the builder, which they were happy to help.

We are now underway with our second project with ASA and they have been able to deliver the final drawings for planning within a fairly tight time frame, without hindering on quality. I know the whole team worked hard to help bring our vision to life and it’s been brilliant working with them over the last 18 months. They have shown a great ability to solve any issues that arose quickly and are able to communicate effectively with different contractors at all levels. I have no doubt the next redevelopment project will go well.
